state farm already did this to me. No claims in 35 years. I pay them $6000 a year now. Homes and cars.

Two major insurers in California plan on raising rates by double digits for single-family homes, which could cause premiums to skyrocket.
The AAA-affiliated Interinsurance Exchange of the Automobile Club applied to raise rates for homeowners by 11.2%, while rates for condos and people renting a home would drop by 20.5% and 27%, respectively, according to the San Francisco Chronicle, citing new filings with the California Department of Insurance.
If approved, with some seeing a decrease by as much as 80% while others could go from paying around $1,650 a year to $13,100, the outlet reported.

The Interinsurance Exchange of the Automobile Club applied to raise rates for single-family homes by 11.2%.
Travelers Insurance is looking to increase its rates by 6.9% for homeowners, and decrease rates by 17% for renters, 22.8% for condo owners, and 19.6% for condo landlords, according to the SF Chronicle.
Only about a quarter of customers would see a rate decrease under Travelers proposal, while roughly 60% of homeowners would get slapped with a bigger bill.

Interesting. I wonder what’s behind the significant drop in rates for condos vs single family homes. Less likely to be in burn areas?

My understanding, which is shaky, is that the cost of reinsurance for insurance companies has now become a cost passable on to customers where it wasn’t previously. That reinsurance cost applies mostly to single family homes in wildfire areas. Condos and renters are not so much in those areas.

Yeah- I’m screwed. I have a small mortgage but the insurance and property taxes are included in the payment and I have zero control over that. I MUST carry insurance- whatever they say and of course must pay property taxes as part and required by my mortgage company. So my monthly mortgage payment is not stable- it will go up significantly. I’m struggling already and any increases…well- my income cratered and is not coming up again in this life. Everything else (PG&E!, Gas Prices, tax tax tax) is only going up and I cannot imagine how anybody having to feed and clothe children can even make it (I only have a dog and a cat and those costs also go up). I guess that buying a home in coastal California was not a good idea after all- not for anybody below upper middle class anyways! The corruption here is reaching a climax with energy rates, internet rates, taxes, insurance corporations and gas prices. I do blame the DEMs for allowing this to happen. They have had all the opportunity to look out for us but did not….

I made a will last year that included a transfer-on-death of my property to my niece. If my income falls and I require significant medical assistance on Medi-Cal they couldn’t sell my property to reclaim funds. My understanding is they only go after patients who havespent a long time assisted living facilities.

It’s more complicated than that. And depending on the cost to the government of pursing a claim versus the size of the win if they pursue it. If the government acts like they are required, there will be a lien already in place.

Medi-Cal has their own:
https://www.dhcs.ca.gov/services/Documents/ER_Brochure_Eng_0619.pdf

You find out real quick why trusts and such are such an important thing; lock up your assets, if any, that you plan to send along to surviving family or others before anyone else gets a chance to file a claim.

Sort of. Yabut’s is MediCAID, mine, while quite similar is Medi-CAL. You can be on one or the other, or both. And both will come at you for what scraps you leave behind when you pass on. I’m told it’s a good idea when that time comes near, to get things moved along a while prior. I do believe CA will go back about a year and look for real property transfers and such for whom to go after and their relation to the estate.

Right (you didn’t click the link did you 🙂 to my previous comment with the same link as yours MediCal.)

But that is an important point — BOTH MediCAID and MediCal wants recovery. Will they fight over it? Who wins? If I do nothing does California or US Government get my property?)

Just last year I had to pay monthly for MediCAID coverage. Now MediCAL pays. California also at the same time reduced MediCAL payments. Some sneaky bookkeeping goings on…

P.S. There are many law firms specializing. Here’s one:

MEDI-CAL BASICS: HOW TO PROTECT A HOME FROM MEDI-CAL’S ESTATE RECOVERY
https://www.california-elder-law.com/blog/medi-cal-basics-how-to-protect-a-home-from-medi-cals-estate-recovery/

Irrevocable House Trusts Work

One method is to transfer the home into a properly drafted irrevocable house trust so that the children will inherit the home instead of the state. Irrevocable house trusts function as a key estate planning tool, effectively allowing homeowners to transfer the legal title of their property into a trust. Once the property is transferred into an irrevocable trust, it is managed by a trustee who is not the homeowner. The primary advantage of this arrangement is that the property is no longer considered part of the homeowner’s estate; therefore, it cannot be claimed for estate recovery purposes upon their death. This protects the home from being used to repay Medi-Cal benefits posthumously. It is essential to understand that as the trust is ‘irrevocable,’ the homeowner relinquishes control over the property and cannot revoke the trust or change its terms after its creation.

Revocable Living Trusts

Another method would be to use a properly drafted revocable living trust. In addition to protecting the home, a revocable living trust is an excellent way to avoid probate and offer protection to your other assets against estate recovery. Revocable living trusts are favored for their flexibility. These types of trusts are created during a person’s lifetime and can be altered, changed, or revoked entirely at the discretion of the grantor, as life circumstances evolve. The grantor typically serves as the trustee, maintaining full control over the trust’s assets during their lifetime. Upon the grantor’s passing, the trust becomes irrevocable; this means that no further changes can be made, and the successor trustee steps in to manage the assets or distribute them to the beneficiaries. However, it’s important to note that while offering probate avoidance and flexibility, assets in a revocable trust remain accessible for estate recovery until the grantor’s death, at which point their status may change depending on the trust’s design and any protective measures taken.

Huh? I haven’t been to a doctor in over a decade. I’m lucky healthwise and I take care of myself. Maybe that luck will run out some day- probably after I’m made homeless at 70 years old I can see getting sick living in the bushes in the cold rain. So yeah- looking forward to that! Thanks so much DEMs!!

You can always refinance and make those payments individual and separate. Even if you have a higher interest rate to pay on refinance you may come out of head.

IDK about that. Rents have skyrocketed for several years. At least that is the constant complaint I read about California. While your house related expenses have or are going up, maybe it still is better than the renter?

But I too have felt the sting of government regulation that seems to deliberately limit my options for coping while simultaneously requiring that I need to pay for the privilege of supporting someone. Meanwhile government refuses to be fiscally responsible. It’s frustrating.

My serious objection to the Progressive agenda is that it pushes tax payer support for non-working people while not addressing the damage their policies do to ordinary workers.

I wholeheartedly agree with this and so many other things Malcolm X said…

“The white liberal differs from the white conservative only in one way: the liberal is more deceitful than the conservative. The liberal is more hypocritical than the conservative. Both want power, but the white liberal is the one who has perfected the art of posing as the Negro’s friend and benefactor; and by winning the friendship, allegiance, and support of the Negro, the white liberal is able to use the Negro as a pawn or tool in this political ‘football game’ that is constantly raging between the white liberals and white conservatives.”

“The southern wolves always let you know where you stand. But these northern foxes pose as white liberals. … The white liberals are foxes, who also show their teeth to the Negro but pretend that they are smiling. The white liberals are more dangerous than the conservatives; they lure the Negro, and as the Negro runs from the growling wolf, he flees into the open jaws of the ‘smiling’ fox.”

“That white person you see calling themselves a liberal is the most dangerous thing in the Western Hemisphere.”

“The White liberal is the worst enemy to America and the worst enemy to the Black man.”

“The real criminal is the white liberal, the political hypocrite.”

He was not making a blanket, timeless claim about all liberals or all interracial alliances. Taking it as a universal truth ignores both the historical context and the many cases where cross-racial political cooperation has led to real civil rights gains.

I think the political labels we have used to over the years have become largely meaningless because of the distortions and over-generalization. Not to mention how words have drifted in their use and meaning over time. And I am as guilty of it as anyone in particular because comment boxes are not amenable to nuance. For example, the MAGA movement isn’t really conservative in the traditional sense, it’s a reactionary movement based around an evangelical Christian-fundamentalist core even though much of the actual policies are decidedly oppositional to the actual dogma of Christianity.

The SCOTUS buying full-bore into the MAGA movement has set back the clock by 50 years in reproductive rights and 60 years in voting rights. If they overturn birthright citizenship they will have managed over 100 years of setting the clock back. Not to mention how far back the clock has set with regards to environmental regulations.

You can’t even accept the responsibility of the guilt you claim without blaming some favorite whipping boy. “White Christian Fundamentalists” in this case. And if the definition doesn’t fit the identity of this particular whipping boy, you still shove it into the stereotype.

No, MAGA is not “conservative” any more than Progressives are “liberals.” Both have hardened into stereotyping an unthinking agenda into camps whose sole goal seems to be knee-jerk war with each other. Nuance is not the problem. Intolerance is.

Oh and social media keeping the herd gogether.

Hi Yabut, you seem to have misread my comment. I wasn’t blaming anyone for anything, I simply pointed out an example of how labels like conservative and liberal aren’t really useful anymore because they are not applied correctly. MAGA isn’t conservative, they are reactionary. That’s not a blame thing, it’s a description. Also, I never mentioned race in that comment, that’s something you read into it. Perhaps a look in the mirror will be of value?

It’s hard to read ” it’s a reactionary movement based around an evangelical Christian-fundamentalist core” as anything but assigning blame. As I said, you can’t even acknowledge being wrong without doubling down on the wrong. I know what you were doing. I can’t say you knew what you were doing though.

Repeatedly using the word “reactionary” is blame too. It was the centerpiece accusation chosen by the Maoist “Cultural Revolution” politicians that allowed them to murder millions of their own citizens, close colleges and universities, and execute political rivals in the name of “political purity” after the communist policies devastated the economy so badly people were starving. Hmm… sounds familiar, doesn’t it?

Ceasefire with Iran? What ceasefire? Also reports of warning shots at cargo ships US warcraft and pirate operations against shipping.

“The strikes came as tension in the Gulf increased, with efforts to extend the ceasefire in the United States-Israeli war on Iran having failed to make a breakthrough, and rhetoric remaining elevated on both sides as they face off regarding the blockades in the Strait of Hormuz.
A senior Iranian military official said later on state TV that “Iran had no plans to target the UAE”.
The emirate of Fujairah said that an Iranian drone sparked a fire at an oil facility. Civil defence teams were deployed immediately to contain the blaze, the Fujairah Media Office said in a statement, adding that three Indian citizens had been moderately injured during the attack and taken to hospital.
The drone attacks shattered a period of relative calm in the UAE since a Pakistani-mediated ceasefire between Washington and Tehran began on April 8, pausing more than two months of fighting in the Gulf region.
The UAE was heavily targeted by retaliatory strikes from Iran, and intercepted and destroyed thousands of Iranian drones and missiles.”

Trump says Iran took some shots at unrelated nations, and calls on South Korea to come defend their cargo ships.

What is significant about South Korea? Large standing US MIL presence, just like Germany.

I think we are about to see US troops withdrawn from South Korea, just like Germany. I think my hypothesis is coming to fruition. I think Trump’s plan is to remove our standing armies on Russia’s and China’s doorsteps, and he is using Iran to show the world why it needs to be done.

The end goal is to consolidate US MIL in the Western Hemisphere, and relieve the tensions with Russia and China.

I think this is what Trump means when he says “the world’s most powerful reset”. The world map is being redrawn, and the old guard is being removed from power.

“the world’s most powerful” == USA

“reset” == bankrupt

He is bankrupting the USA into the pockets of his “friends”. “Friends” is a moving target — if you are a member, all it takes is one other member saying something negative to him & you get booted. Remaining will be a tiny group with all the money hence all the power, i.e. “the world’s most powerful reset”, with members all over the world.

Fly’s comment gives Trump credit for an actual coherent plan with the war with Iran rather than the trap it has come to look like for him. While it has been a Trump policy to make the US’s former allies start ponying up more for costs of their own defense, which they have been avoiding since WWII, it does beg the question of whether it is a real plan or just spinning of a bad situation having little to do with any long term strategy that benefits the US.

On the other hand Sweden has just released a sanctioned vessel (“shadow fleet” that emerged in response to a price cap on Russian oil imposed by the Group of Seven democracies to limit the revenues that fund Russia’s invasion of Ukraine. The cap was enforced by barring insurance and shipping companies from handling oil above the cap) because of insufficient proof they caused an oil spill despite it not having any reason for its being in their waters other than illegal commercial activity. Not a good look for the EU either.

OK, so people had a fit over Amazon wanting to bring in a distribution center that’s of a microscopic size compared to existing ones. What they didn’t bet on, is large corporations ALWAYS have a back up plan. And probably a 3rd or 4th too. I present you Amazon Supply Chain Services. Oh yes, you might keep them away from the airport, but they’ll be around somewhere. Walmart found a backdoor way to get into Eureka when people protested them building a new store by entering the old Gottschalk’s. Amazon has it’s own methods of entering markets.

May 4 (Reuters) – Amazon.com (AMZN.O), opens new tab
said on Monday it would allow other businesses to store and ‌ship goods ranging from raw materials to final products through its vast network, as the e-commerce giant moves to challenge a market long dominated by UPS and FedEx.
“Amazon Supply Chain Services” will allow companies across industries such as retail, healthcare and manufacturing to use the company’s supply-chain network spanning ocean, road, rail and air.

A curious bit in here too.

Amazon’s expansion takes aim at the business-to-business shipping market, a prized high-margin segment for logistics firms where deliveries tend to be denser, more predictable and less expensive to serve than consumer shipments.

Meanwhile, UPS and FedEx have been de-emphasizing retail shipments and pursuing higher-profit healthcare, data center and business-to-business shipments.
“We would not be surprised to see near-term weakness across the less-than-truckload, air-freight, and forwarding complexes as the market assesses the competitive implications of the announcement,” analysts at Baird said.

To me that reads Amazon is positioning itself to replace an expected void by UPS and FedEx. So really, it’s not more trucks on the roads. It’s fewer actually if UPS and FedEx handles less freight (fewer UPS shipping stores?) Amazon slides in, and also transitions towards more air freight to smaller hubs.

Golly, it’s not like Amazon didn’t do some serious research or anything, yet we turn out in droves and throw a fit.

I dread the passing of the USPS more than any passing of UPS or FedEx. It is one of the few government services that people have to offset the only other routine government contact IRS. There are no guarantees with commercial entities- after all Spirit Airlines just made that point by stopping without fulfilling its obligations- but there is some with government.
