Letter Writer Argues That ‘Safety Zones’ Set to Go Into Effect in October Around Shelter Cove Airport Will Exacerbate Already Severe Housing Shortages

Hi Kym Kemp,

I am a 4 year resident of Shelter Cove. I am writing this to bring attention to the impact of ALUCP ( Airport Land Use Compatibility Plan) , the ordinance that went into effect in April of 2021.
Shelter Cove is a small community with a population of 580 with a severe shortage of housing let alone affordable housing. Simply put, this ordinance means we are not able to build anything near the airport by designating safety zones around the airport and by mandating several restrictions such as  density, size, height, set-backs etc.

Lots already zoned for Residential multi-family and commercial are banned under ALUCP. No more apartments, fourplexes, triplexes or duplexes. And no more Commercial buildings, restaurants, hotels, motels near the airport Safety Zone.

However, there is a provision clearly defined in section 1.7.1 of the ordinance that the Local Jurisdictions have the ability to overrule by a 2/3rd majority vote within 180 days. But there seems to be a huge confusion in terms of who has the authority whether County or RID board.

In the meantime ALUCP will be permanent on October 13th. This is one of the most consequential  ordinances of our time in Shelter Cove as the negative impact on housing will be felt by generations to come.

“Housing Shortages”, in Shelter Cove?

WTF are you even talking about?

Buy one of the hundreds of lots, park a trailer, build a greenhouse, like everyone else out there! What’s the problem?

Shelter Cove isn’t a place to live. There’s not even a decent road, to anywhere!

Everywhere you go, there’s a housing shortage, rents are high, and everybody is trying to make a killing by flipping property!

This is America! If you don’t have enough money, make more money…

And you should run up to Jerold Phelps Hospital, and ask Matt Rees or Kent Scown how they got around it…

I get the impression that the County Supervisors were paid off well enough to “allow the variance, in this situation”…

I doubt if you will get this variance, without considerable graft and bribery to the Supervisors…

As the current Board of Supervisors contains 5 low-level individuals, and I doubt if you will find a County anywhere containing less honest or more self-serving Supervisors…

Remember the “Golden Rule of Humboldt Politics”:

Also the “Holy Trinity of Humboldt County”:

Incompetence, Corruption, Nepotism…

Also remember, some people moved away, after a single week in Humboldt, and some who lived there longer than you, have been gone longer than you have been there, too…

If you want apartments or duplexes, heck, build them outside the “zone”…

Nobody lives in SC, not really…

Um, this comes a few days too late. FYI, SB9 and SB10—just signed by Gov. Newsom—overrides any/all local ordinances to allow the conversion of any single-family dwelling into a duplex.

There is already too many houses in shelter cove, it was over built years ago. Look how many are up for sale with no one living in them

Why would anyone want more ugly apartments in SC?? I’m happy they’re not building anymore. It’s already so congested. There’s plenty of hotels already taking away from the natural beauty that attracts everyone from out of town.,keep the country country!

I love visiting SC and camp at the RV park so I can walk to Gyppo. What irritates me more than anything is that hotel, motel, AirB&B or whatever it is, on the western edge, lit up like a mothership ALL night long. Such a great location for dark skies but some city slicker thinks it needs to be daylight 24/7. Yes, keep the country country.

RID already virtually shut down most building and suppressed lot values back in 2007, what’s a few more “restrictions.”

The area protected in the map doesn’t need any more development. If you want to live somewhere more urbanized, there’s plenty of places in larger cities you can move to.

In addition to the other comments this is a proposed “safety zone”, as in keeping those on the ground safe from errant airplanes. I can think of several crashes at or near the Shelter Cove airport over the years – the most recent that comes to mind is the plane that went into the cliffs south of SC. It’s an area of pretty nasty crosswinds at times. I can just hear the yelling several years down the road if building within the safety zone is allowed and a plane hits it – “why did you allow such reckless building? Why didn’t you protect us from ourselves? Where’s my lawyer?” I get it – some of this land is as close to flat as SC has, and where any commercial building would be most logical. I’d take the tradeoff of a safer airport instead of the dubious prospects of more buildings in “downtown” SC.

I believe this to do was started by a real estate agent in the Cove so he can sell more houses like he did on our street, so these out of towners can come and set up an air b&b so that more strangers can come and disrespect the place we call home. we need no more apt eyesores blocking our view of the ocean

The litany of real estate hustles and scams in Shelter Cove continues. A scam by real estate speculators to sell non-viable lots exceeding the resource capacity of the land is all that development ever was. The potential real estate wealth was squeezed out of it long ago, but the various Larry Lightbulbs are still coming up with cockamamie ideas on how they can cash in. Mostly, they’re about ways of circumventing land use ordinances.

Exactly how is this not an unconstitutional regulatory taking. The state of California’s own guidelines suggest not doing it this way to avoid the risk of a regulatory taking lawsuit. You just dropped some 6 figure lots value to zero because they can’t be built on now.
