Here’s a thought. Has anyone done a study or considered a devaluation in a properties value because a “legal” grow set up next door or near by?
Just putting it out there….

Cultivation permits devaluation effect on neighboring properties has not been studied. A negative effect in price can be expected generally as smell and sound are involved in agricultural production. especially with cannabis in Humboldt where generators and industrial fans, light pollution ,dust , tractors and water pumps have created common negative impacts on neighboring parcels .A study of some sort was done on retail impacts.

Thanks for the info. And while they devalue their neighbors property, they enhance the value of theirs.

I’m pretty sure I read an article a year or two ago about Colorado where a few neighborhoods actually did file lawsuits against some pot companies that set up grows in their neighborhood. The lawsuits were for exactly those reasons: devaluation of property due to smell, sound, and light. Whether they were successful or not, I do not know. I’m a little busy right now, but I’ll try to find that article this evening and post the link here and maybe there will be a follow up since it was a year or two ago. Unless you find it first, pretty sure it would be an easy google. Cheers!

Not a whole lot to study. Real estate during the boom of the rush went up because people were willing to drop $2 million for an otherwise unsaleable pile of rocks and a couple oak trees on 4 acres of land. Prices people offered were absurd and unless you grew weed on it, would never make you that kind of money. Neighboring property values didn’t automatically start rising, nor did Tax appraisals because of it. This I know from numerous talks with people I know in the hills. The land prices went up because for a while you could name your own price and some grower with a suitcase full of cash wanted it. The land itself, sans any improvements such as homes changed very little, and what was put up with the thinking of easy money, is gravitating downward now, towards the real value.

Here shortly we will be seeing a lot more land up for auction due to defaults on taxes as the shadows of ownership have cut and run. There’s been some already.

Just tell the neighbors that you will pollinate their whole crop if they don’t give you your asking price for the property. It worked for us out in junction city. Those v neck shirt man bun wearing Florida “things” didn’t bat an eye and gave us exactly what we were asking for. Their Crop still got pollinated though and now they are considering selling our old place they bought from us at a losss. #winning.

I’m not sure if my property value has gone down or up over the past few years, after Xotic Flavorz (Trevor Bohn’s company) moved in next door. I think the problem now, really, is that my property is now undesirable and therefore not sellable: no one would want to live next to the 24-hour a day noise so it can’t be sold as a residential property and now that the weed business is tanking, no growers can afford new land. Based on this thread, I see that I am not alone in this situation – what can we do?

I feel for you Squeaky. Greedy neighbors are a bitch! You are living on your parents land and as Steve Madrone calls Trevor a kidnapper has purchased a piece of property next to you and set up a ridiculous weed farm right next to your animal rescue and house. Another weed farm right up to your property line on the other side and third of course the usual Bulgarian suspect in the front of you. Three sides of your property. First of all lock your doors, I would not feel safe with all of those characters and the trash they drag in. Believe me I have had much worse problems from one of them. You are off grid with solar and homesteading having to listen to noisy fans and atv’s all day and yes all night long with generators running and dust blowing into your homestead. Legalization was supposed to take care of these problems I thought but when most of the county planners making the decisions are fresh out of college naive, with very little experience and don’t forget Daddy Rex as a planner put it “micro managing his pet projects” at the planning department; this is a new reality for many of us. According to Honsal there are no background checks and it’s much harder to get a Liquor license. My advice to you girl is to start a pollen farm and see how fast they all go away.
